Converted warehouses keep their original doors
A lot of Greenpoint's studio and loft space sits in buildings that were industrial first and residential or creative second. The conversions are frequently excellent and they almost always keep the original door openings: oversized, heavy, sometimes steel-clad, occasionally still carrying freight hardware.
Standard residential locks are not designed for those doors. A door that is four inches thick, or hung on a slide track, or three feet wider than a bedroom door, needs hardware chosen for it rather than pulled off a shelf.
This is where a lot of well-meaning DIY security in Greenpoint goes wrong — good hardware bought for the wrong door, fitted where the bolt cannot reach a solid strike, and providing far less protection than it appears to.
Studios hold more value than apartments do
A working studio in Greenpoint — a photographer, a woodshop, a recording room, a maker space — often has more replaceable value behind its door than the apartments around it, concentrated in equipment that is portable and easy to resell.
Insurance frequently notices this before the tenant does. Policies on commercial studio space regularly specify minimum lock standards, and a claim can turn on whether the door met them on the day.

Rowhouses, towers, and the same street
Greenpoint compresses an unusual range of building stock into a small area. A block off Manhattan Avenue can be nineteenth-century rowhouses; four blocks west on the waterfront is new construction with fob access and multipoint terrace doors, closer in hardware terms to Hunters Point than to its own neighbours.
The old stock brings the same issues as Sunnyside — settled frames, original mortise bodies, doors out of square. The new stock brings tower problems: self-locking doors, fob systems, smart lock retrofits.
